The garage doors are the insulated kind and they are super quiet when they open even using my old openers.
The floors were hidden, and I almost was able to get away with not redoing them except the high traffic areas had noticeable wear. The major reason for delaying was the moving of all the funiture especially my big tube tv.
I bought the belt driven style of garage door openers (one with battery backup) which are pretty quiet. So just replace the old openers with the belt driven style.
The tankless is nice. It does take a few extra seconds for the initial kick of hot water, but the space I gained and switching to natural gas for heating my hot water are worth the extra fewish seconds it takes.
